Let’s have a look at what happened in the real estate market in Sun City for the entire year of 2025, and how it compared to 2024.

There is a data on all of Sun City properties, as well as a breakdown of single family homes, condos & twin homes.

The markets here in Sun City are kinda meh, for lack of a better term. It is taking longer to sell a home, and prices are trending downward slightly. More homes are for sale than in the past, which is great if you are looking to buy as you’ll have even more properties to choose from and will have more leverage when it comes time to negotiate.

If you are a seller in this market, you need to be realistic with your expectations, and know that you may have to be a bit more flexible on price.

  • 1,441 homes sold in Sun City in 2025. This is a decrease of 1.64%

  • The average price was $283,030, a decrease of 4.58%

  • The median sold price was $273,000, a decrease of 2.15%

  • Price per square foot was $189.00 a 4.17% decrease

  • Days on market was 84, a 20.00% increase

The market in 2025 was luke warm at best. Just plodding along, not many changes in prices in either direction.

The number of homes for sale was beginning to increase, and trending towards leaving a balanced market status, towards one that more heavily favored buyers.

This trend continued in early 2026, with almost 6 months of inventory for sale as I write this. The start of 2026 will be a good indicator of if & how the market is shifting. I look forward to seeing the date from the entire first quarter of 2026 before making any judgements.

  • 820 single family homes sold in Sun City in 2025. This was an increase of 1.61%

  • The average price was $328,800, a decrease of 2.75%

  • The median sold price was $319,900, a decrease of 1.57%

  • Price per square foot was $205.57 a 7.19% decrease

  • Days on market was 80, a 15.94% increase

The single family home market in Sun City saw less volatility in 2025, with prices remaining mostly the same. The biggest shift was in the price per square foot, which saw a 7% decrease. This could be attributed to homes selling that needed more work or had less upgrades.

  • 358 condos sold in Sun City in 2025. This was a decrease of 13.73%

  • The average price was $200,072, a decrease of 4.47%

  • The median sold price was $199,900, a decrease of 6.81%

  • Price per square foot was $165.87 a 6.53% decrease

  • Days on market was 90, a 28.57% increase

The condo market in Sun City seems to be the area that is dragging down the overall market data. Inventory is definitely in ‘buyer’s market’ territory, with almost 7 months of condos currently for sale.

If you’re looking for a deal in Sun City, the condo market is your best bet at negotiating a favorable deal.

  • 263 twin homes sold in Sun City in 2025. This was an increase of 12.39%

  • The average price was $253,248, a decrease of 5.70%

  • The median sold price was $274,500, an increase of 3.58%

  • Price per square foot was $168.83 a 6.35% decrease

  • Days on market was 91, a 31.88% increase

The twin home (gemini) market was a mixed bag in 2025. We saw a decrease in average price, but an increase in median price. The price per square foot was down, but the number of twin home sales was up significantly.

The time it takes to sell a home was up quite a bit as well, requiring an additional three weeks to get a home under contract.
