Let’s have a look at what happened in the real estate market in The Grand for the entire year of 2025, and how it compared to 2024.

There is a data on all of The Grand properties, as well as a breakdown all properties & single family homes by themselves.

The real estate market in 2025 in The Grand was very similar to the other Sun City communities. Prices were down a little bit, and the time it took to get a home under contract was up over 20%.

The number of homes for sale increased to a balance market status, and trending towards a ‘buyer's market’.

Let’s have a look at the data

  • 534 homes sold in The Grand in 2025. This was an increase of 7.66%

  • The average price was $476,027, a decrease of 1.00%

  • The median sold price was $440,000, a decrease of 2.22%

  • Price per square foot was $260.41 a 3.03% decrease

  • Days on market was 89, a 20.27% increase

A bit of a mixed bag in The Grand, prices were down across the board but there was an increase in the number of properties sold.

Let’s have a look at the data

  • 508 single family homes sold in The Grand in 2025. This was an increase of 6.05%

  • The average price was $488,307, a decrease of 3.79%

  • The median sold price was $450,000, a decrease of 1.96%

  • Price per square foot was $260.17 a 2.95% decrease

  • Days on market was 87, a 29.18% increase

Since there were only 17 condo sales in The Grand in 2025, I decided to just do a breakdown of single family homes.

The Grand is different from Sun City & Sun City West in a lot of ways, and the real estate market is one of them. Aside from being newer & in the city of Surprise, the type of home and price points are higher on average.

Modest decreases in average price & price per square foot. The time to sell was two weeks longer, which was very similar to the other communities.
