Let’s have a look at what happened in the real estate market in Sun City in the month of March, 2026.

There is a data on all of Sun City properties, as well as a breakdown of single family homes, condos & twin homes.

The market here in Sun City continues to be an interesting subject. In January & early February, the market here was very much a ‘Buyer’s Market’ and it seems people noticed and the market has picked up significantly.

There was about six months of inventory for sale 60 days ago, and now that number has been cut nearly in half, with 3.28 months of inventory for sale today.

While the ‘Buyer’s Market’ didn’t last very long, it is obvious in the data from March that buyers definitely took advantage and negotiated some great deals. I will be curious to see if this trend of lower prices is just a momentary thing, or if it will continue into the summer market.

Let’s have a look at the data

  • 170 homes sold in Sun City in March. This is an increase of 13.33%

  • The average price was $271,366, a decrease of 10.17%

  • The median sold price was $260,000, a decrease of 7.47%

  • Price per square foot was $179.95 a 10.20% decrease

  • Days on market was 92, a 9.52% increase

As I mentioned in the ‘gist’, it seems buyers who closed a sale in March took advantage of a brief glut of homes for sale and negotiated a better price.

Let’s have a look at the data

  • 84 single family homes sold in Sun City in March. This was a decrease of 5.62%

  • The average price was $326,875, a decrease of 3.64%

  • The median sold price was $305,000, a decrease of 4.09%

  • Price per square foot was $201.16 a 5.62% decrease

  • Days on market was 86, a 2.38% increase

The numbers are down from 2025, but they saw a big improvement from February of this year. We saw this trend in the amount of homes sold, as well as average sold price & sold price per square foot.

Let’s have a look at the data

  • 46 condos sold in Sun City in March. This was an increase of 27.78%

  • The average price was $181,216, a decrease of 19.13%

  • The median sold price was $175,000, a decrease of 24.89%

  • Price per square foot was $153.44 a 15.07% decrease

  • Days on market was 104, a 19.54% increase

Earlier this year, the condo market in Sun City was in a place that I had never seen before, with over 8 months of condos for sale. It seems buyers stepped up and took advantage, because the number of condos sold in March was nearly twice as many as February.

While the number of sales spiked, prices took an equal hit, which is to be expected with that many units for sale.

Let’s have a look at the data

  • 40 twin homes sold in Sun City in March. This was an increase of 601%

  • The average price was $259,520, a decrease of 8.03%

  • The median sold price was $250,000, a decrease of 9.09%

  • Price per square foot was $165.88 a 10.71% decrease

  • Days on market was 103, a 30.38% increase

The twin home market was pretty quiet in February, with just 16 homes sold, but it came back with a flurry in March, with 40 homes sold.

Like the other segments, many buyers took advantage of the bounty of choice and negotiated advantageous deals for themselves.
