Let’s have a look at what happened in the real estate market in Sun City West in the month of March, 2026.

There is a data on all of Sun City West properties, as well as a breakdown of single family homes, condos & twin homes.

Sun City West may have seen a slow February, but boy did the pendulum swing back in the other direction in March. There were 140 homes sold in March, which was 35% higher than a year ago, and compared to February.

There was not quite the ‘Buyer’s Market’ we were seeing in Sun City, but buyers definitely took advantage and negotiated a good deal. Data was down across the board on all metrics I track.

I’ll be curious to see how April shakes out and if this trend continues into the summer.

Let’s have a look at the data

  • 140 homes sold in Sun City West in March. This is an increase of 35.92%

  • The average price was $390,246, a decrease of 6.43%

  • The median sold price was $360,000, a decrease of 12.20%

  • Price per square foot was $217.63 a 5.89% decrease

  • Days on market was 83, a 12.16% increase

Good news that the number of homes sold took a big jump in March, the downside is that we saw how supply & demand works. An increase in supply led to a decrease in price metrics.

Let’s have a look at the data

  • 114 single family homes sold in Sun City West in March. This was an increase of 31.03%

  • The average price was $418,310, a decrease of 5.44%

  • The median sold price was $380,000, a decrease of 8.10%

  • Price per square foot was $222.79 a 6.23% decrease

  • Days on market was 84, a 20.00% increase

The market in Sun City West is mostly single family sales, so it made sense to see a very similar trend in the data for homes as we saw in the entire market.

The condo & twin home markets in Sun City West are not big enough to look at on a monthly basis, without seeing wild swings in the data. Thus, we’ll be looking at these segments of the market on a quarterly basis only.
