
Welcome to the February edition of the Sun City Real Estate News. We’ll be taking a look at some home sales data for the month of January 2026, for the communities of Sun City, Sun City West & The Grand.


You’re busy, you may not want to read through data tables and me rambling about market this and price per square foot that. This section is short & sweet and shares the main point of this newsletter.
January is a tough month to look at as a market snapshot, as it can be a bit misleading. The holidays are a slow time and not as many buyers are shopping for new homes, which leads to home sales in January.
The flip side of this is, a lot of sellers come to market and list their homes for sale in January. This creates a mislead set of data, when just looking at the month of January. The real indicators of how the market is performing will be in February & March.

The data & charts below are comparing home sales from Jannuary 2026 & January 2025.


Let’s have a look at the data
98 homes sold in Sun City in January. This is an increase of 5.38%
The average price was $291,479, a decrease of 2.97%
The median sold price was $268,900, a decrease of 8.85%
Price per square foot was $188.30 a 2.96% decrease
Days on market was 88, a 15.79% increase
What does it mean?
It means the holiday market was a bit slow, like it is each year. The number of homes appears alarming at first, but again, January is one of the slowest months for sales, and one of the highest for homes coming up for sale.
The price changes are modest and nothing to be concerned about, or the ‘crash’ I have heard is coming for the past 5 years.
The one area of concern in my opinion is the fact interest rates are at least 1% lower than they were a year ago, thus affordability has gotten better. In theory, this could ultimately lead to upward pressure on prices, which is something to keep an eye on the further we get into 2026.



Let’s have a look at the data
72 homes sold in Sun City West in January. This is an increase of 16.13%
The average price was $347,798, a decrease of 12.00%
The median sold price was $329,900, a decrease of 10.84%
Price per square foot was $206.70 a 6.62% decrease
Days on market was 80, same as it was in 2025.
What does it mean?
At first glance, there are some concerning things in this chart. The drop in average sold price & median sold price are a bit alarming. This is where I lean on the median price to get the real story.
What does median price even mean though?
“The median home price represents the midpoint of all homes sold during a given period. Because each month can include a different mix of golf-course homes, condos or twin-homes, the median often reflects which homes sold, not a change in overall values.”
When I see a drop of $50k in this chart, to me it shows that the homes that sold in Sun City West were of a lower price point than those that sold in January 2025, and not a drop in values of the homes that sold. If there is a continued trend of lower prices over the coming months, a detailed analysis of particular types of home sales may be in order. (3 bedroom homes, as an example)
Unfortunately, one month of data can be misleading due to it being a smaller sample size. I’ll be taking a more in depth look at larger data sets for each community.



Let’s have a look at the data
34 homes sold in The Grand in January. This is an increase of 3.28%
The average price was $504,669, an increase of 5.01%
The median sold price was 475,000, an increase of 3.28%
Price per square foot was $261.95 a 1.87% decrease
Days on market was 87, an increase of 19.18%
What does it mean?
The market in The Grand had different results than Sun City & Sun City West. The Grand saw increases in average sold price & the median sold price, but a decrease in the price per square foot.
None of the changes were drastically different, so I’d chalk this up to the mix of homes sold versus any real changes in the market.
