Welcome to the June edition of the Sun City Real Estate News.

We’ll be taking a look at some home sales data for the month of May 2026, for the communities of Sun City, Sun City West & The Grand.


You’re busy, you may not want to read through data tables and me rambling about market this and price per square foot that. This section is short & sweet and shares the main point of this newsletter.
The year started off with a sluggish start, but we have seen the pendulum swing back in most of the Sun Cities markets the past couple months. I could argue we are back into a ‘sellers market’ in a few segments as well.
If you look at the year as a whole, the number of homes sold is about where it is in typical years, but it was definitely feast & famine. Prices took a hit though, and are down from last year in most parts of these communities.
If you’re not actively looking to buy or sell, things haven’t changed a whole lot, but those that were active in the market went on a bit of a roller coaster ride.



Let’s have a look at the data
147 homes sold in Sun City in May. This is an increase of 20.49%
The average price was $273,071, an increase of 0.64%
The median sold price was $265,000, a decrease of 1.85%
Price per square foot was $176.62 a 7.55% decrease
Days on market was 101, a 10.99% increase
What does it mean?
After a super sluggish start to the year, the market here in Sun City has picked up significantly and we actually saw an upward trend on prices in some segments, for the month of May.
The number of homes sold in May was less than April, but that is typical as the winter season winds down and a lot of winter visitors have moved on to cooler locales.
This isn’t to say that everything was great in May. We did see continued drops in the median home price, which means buyer’s are purchasing homes a lower prices than in 2025, but the decline was not as significant.

Let’s have a look at the data
105 homes sold in Sun City West in May. This is an increase of 5.0%
The average price was $400,084, a decrease of 0.76%
The median sold price was $370,000, a decrease of 1.33%
Price per square foot was $219.52 a 0.79% decrease
Days on market was 85, an 11.84% increase
May was another strong month, with the number of sales being greater than in May 2025. There were fewer sales from April, but that is a typical downward trend as we head into the summer.
The market in Sun City West continues to see fewer & fewer homes for sale, and one could argue we are back in "sellers market” territory.

Let’s have a look at the data
49 homes sold in The Grand in May. This is an decrease of 10.91%
The average price was $522,863, an increase of 5.42%
The median sold price was $460,000, an increase of 1.10%
Price per square foot was $254.34 a 1.92% decrease
Days on market was 102, a 0.99% increase
What does it mean?
May was a very interesting month. The Grand also had a sluggish start to the year, and like Sun City West, the market saw a resurgence in the past couple months. In April, the number of sales were up significantly, and then in May the average price sold jumped by $80,000.
The number of homes sold in May was down a bit, but a typical result as we head into the summer.
