Let’s have a look at what happened in the real estate market in Sun City in the month of February, 2026.

There is a data on all of Sun City properties, as well as a breakdown of single family homes, condos & twin homes.

The market here in Sun City is very interesting right now. We’re seeing a large wave of homes for sale this season, which is pushing us into a ‘buyer’s market.’

More homes are for sale than in the past, which is great if you are looking to buy as you’ll have even more properties to choose from and will have more leverage when it comes time to negotiate.

If you are a seller in this market, you need to be realistic with your expectations, and know that you may have to be a bit more flexible on price.

The next couple of months will be interesting to watch and see how things play out with the number of sales, what prices do and if they will continue into the summer.

  • 106 homes sold in Sun City in February. This is a decrease of 10.92%

  • The average price was $283,076, a decrease of 0.34%

  • The median sold price was $271,000, a decrease of 0.37%

  • Price per square foot was $180.50 a 7.18% decrease

  • Days on market was 94, a 20.51% increase

Overall, we saw prices remain similar to what they were in February 2025. But that is only part of the story with the current market, as the number of homes for sale is very much in ‘buyer’s market’ territory, which means a buyer will have more to choose from, and may have a negotiating advantage.

  • 66 single family homes sold in Sun City in February. This was an increase of 1.54%

  • The average price was $323,554, a decrease of 0.69%

  • The median sold price was $310,000, a decrease of 1.59%

  • Price per square foot was $193.97 a 9.50% decrease

  • Days on market was 86, a 21.13% increase

The single family home market in Sun City remains the steadying force in the wave of more homes coming on the market.

Overall, prices remained about the same, as did the number of sales. The average price per square foot did drop a bit, and it is taking a couple weeks longer to get a home under contract.

  • 24 condos sold in Sun City in February. This was a decrease of 27.27%

  • The average price was $190,538, a decrease of 7.24%

  • The median sold price was $180,000, a decrease of 15.09%

  • Price per square foot was $150.84 a 12.80% decrease

  • Days on market was 108, a 21.35% increase

The condo market in Sun City seems to be the area that is dragging down the overall market data. Inventory is definitely in ‘buyer’s market’ territory, with OVER 8 MONTHS of condos currently for sale.

If you’re looking for a deal in Sun City, the condo market is your best bet at negotiating a favorable deal.

  • 16 twin homes sold in Sun City in February. This was an increase of 23.81%

  • The average price was $251,912, a decrease of 4.60%

  • The median sold price was $239,000, a decrease of 11.48%

  • Price per square foot was $169.42 a 1.59% decrease

  • Days on market was 104, a 22.35% increase

The twin home market was pretty quiet in February, with just 16 homes sold.

There was a big drop in the median price, which indicates more lower priced units were sold.
