Welcome to the May edition of the Sun City Real Estate News.

We’ll be taking a look at some home sales data for the month of April 2026, for the communities of Sun City, Sun City West & The Grand.


You’re busy, you may not want to read through data tables and me rambling about market this and price per square foot that. This section is short & sweet and shares the main point of this newsletter.
As bleak as January & February were, March & April have been the opposite. March was a really big month for the number of sales, and April was similar in most of the segments of the Sun Cities markets.
While the number of sales is back to typical levels, the downward pressure on pricing is continuing as well.
Comparing month to month can lead to a bit of a roller coaster in the data, due to somewhat smaller sample sizes. I’m curious to see how the data looks at the end of May, for the entirety of 2026 year to date.
Keep an eye out for that in June.

Let’s have a look at the data
159 homes sold in Sun City in April. This is an decrease of 8.09%
The average price was $265,042, a decrease of 11.07%
The median sold price was $255,000, a decrease of 10.53%
Price per square foot was $178.43 a 8.01% decrease
Days on market was 90, a 2.27% increase
What does it mean?
The market here in Sun City has continued its ‘regression towards the mean.’ January & February were out of the norm for sure, and we’ve seen things the past couple months, that are more typical to past years.
If you were fortunate to take advantage of the brief ‘Buyer’s Market’, you did great, and most segments of the market have gotten back to, or are retreating toward more balanced results.

135 homes sold in Sun City West in April. This is an increase of 6.30%
The average price was $391,585, a decrease of 1.85%
The median sold price was $360,000, a decrease of 1.37%
Price per square foot was $217.63 a 5.89% decrease
Days on market was 76, a 13.43% increase
What does it mean?
The market here in Sun City West has continued its ‘regression towards the mean.’ January & February were out of the norm for sure, and we’ve seen things the past couple months, that are more typical to past years.

65 homes sold in The Grand in April. This is an increase of 18.18%
The average price was $441,594, a decrease of 5.66%
The median sold price was $406,500, a decrease of 5.36%
Price per square foot was $247.65 a 1.53% decrease
Days on market was 114 a 6.56% decrease
What does it mean?
March was a busy month in all of the Sun City Communities, including The Grand. April continued that trend and saw a nearly 20% increase in the number of sales compared to April 2025.
